Amenities / Group & Worshop Facility:
This area was not opened up until the early 1970's when the government took a portion of the crown land and offered it for public ownership. Numerous homesteads, trap lines and logging commenced. The county roads are now well maintained and the property is on school bus routes)

Business / Property includes: 10.28 acres (residential), 1028 sq ft partial log home with lg. master bedroom, loft, living rm, dining rm, remodeled kitchen, back porch, TV lounge, 2 cabins, 50’ shower house, 5 man Atco sleeper ( newer beds, bedding and fridges), 220 amp 10'x 28' seperate kitchen with deck and gazebo / patio set for guest and commercial cooking use.

2 storage sheds, greenhouse, kennel runs, kennel building, prepared gardens and flower beds ( perennials), lots of mature trees and shrubs, rail fencing, overhead gate, BBQ building w/ BBQ, tee pee and 4 cots, 2000 gal. holding tank, sump pump system, plus business assets - buildings all rough cut spruce siding, recent upgrade breaker box and 25 KVA (200 amp) transformer, power pedestals (10 + campsites), power pedestals (vehicle pug ins), n/g furnaces in house, newer overhead n/g furnace in TV lounge and cabins, water pressure tank and newer n/g hot water tanks, tin roofing on all buildings other than rolled roofing on the TV lounge.

The main cabin home: 1028 sq ft. partial log built:

( trappers log cabin built in 1974 with a new addition built in 1995) - lots of character and cozy living, insulated crawl space where the horizontal n/g furnace and water pressure tank are located as well as dry storage. Main floor: front rustic verandah entrance, large front porch where I have two deepfreezes and a fridge, 10x20' livingroom: log with open ceiling, wood stove, couch area, lazyboys, n/g wall furnace, spiral stairs to loft, carpet needs replacement - I was going to but many are going to laminate / hardwood flooring so I will leave it up to the new owners, there is an addition 6’ x8’ sunroom off of the living room making it nice and bright and sunny for plants etc. You go into the office area, still log - keep in mind this is all an open concept. Office has a window view of tall spruce trees and sky right where you sit - bathroom off the office with tub / shower, flush toilet, sink, washer / dryer. Then you go into the addition built in '95; dry wall and large open ceiling, the dining / kitchen area - you walk into the large user friendly kitchen with newer cupboards - hunter green top with biscuit malamene doors and oak trim- looks real nice. There is a counter with two stools. The lino is a 6" tile pattern with small black diamonds in the corners and is in real nice condition. Wears good. There is a back porch with closet which enters onto a back open deck where I have two plumbed in n/g BBQ's and a board walk joining to the front verandah. Off of the dining area is a large window view to the west (tall spruce trees, lawn and perennial flower beds) a small pantry and the large master bedroom with large closet and two pantry cupboards. There is  carpet and large window looking back into the tall spruce. The Loft is 10 w x 20 L and could fit 2 single beds or one double - slanted walls. a dormer window to the north and / or south would be need to be added if anyone is to use this room for sleeping ( insurance purposes). Room for a new addition of bedrooms and bathroom to the north of the house if needed to add on. The only place for a door entrance to an addition would be in the living room by the couch and wood stove. The existing bathroom is on the north side of the house so adding a bathroom on would be easy enough too, as you could plumb in with the existing water and sewer lines - there is n/g plumbed there as well for a dryer. You could add a n/g furnace into the new addition - tieing into that gas line. a thought. The house is very inviting, cozy and comfortable for this outdoor country lifestyle.

The business is under the Yellowhead Country Major B&B ( detached accommodations) bi-laws. The health inspector will allow continued full meal preparation for guests once a separate commercial kitchen has been setup. I will have this in place. The new owners may wish to plumb in natural gas to the ATCO sleeper and the commercial kitchen ( as they will be in the same area and under an existing work camp permit - renew every 5 years with the county) , change all orfases to n/g - which will be more convenient and cheaper than propane.
